Knowing your buyer market when trying to sell your home can be very beneficial in getting buyers interested in shoveling out the cash for your home.  You would never start a company without doing the research to determine your target market right?  Well, the same goes for when you're trying to sell your home.  Knowing your buyer market will ultimately determine how successful you'll be in the venture of selling your precious piece of real estate!

If you understand who might be a good fit for your home, then you can make sure that you're highlighting the most vital features.  First, try to look at your home from a buyer's point of view.  You have to be objective and see both the key selling points as well as the things that could be potential turn-offs for buyers.  For instance, elderly couples who are looking to "age in place" probably won't be interested in a 2 story home where they have to climb stairs, so your one story could be a perfect fit!  Or, if your home is in great school district make sure that you point that out to parents of young kids as this can be a big advantage and could be that on extra appeal that will drive that buying decision!

For a major decision like buying a home there can be deal makers or deal breakers for buyers.  Having a home that is cluttered is a big No-No in the world of home selling.  Clutter makes it difficult for buyers to imagine what the home would look like if they lived there.  If you try to keep decor simple it will provide for a more open and welcoming feeling and will allow buyer's minds to wander in to picturing the home as their own.  Some positives could be extra storage areas, good closet accomodations and open floor plans (especially for large families).  And for empty-nesters think ease, comfort and lifestyle.  So, low-maintenance landscaping, security systems and things like that.  Knowing simple things like that about your buyers can give you an advantage to highlight specific features of your home!

And the Most Important Thing to consider when on your way to knowing your buyer market is to find a great agent that can help you to identify the positive features of your home in order to SELL them to potential buyers!
