In a competitive real estate market, getting your home 'buyer ready' is not just important, it's imperative! When you first begin to consider selling your home you should ask yourself three questions:
1. How can I improve the overall look of my home?
2. What do I need to do to make my home buyer ready?
and 3. How can I make my home stick out in a sea of other For Sale homes?
First off, homeowners have to figure out what needs to be done to their home, and having a thorough property inspection up front will help to identify problem areas. Now some people may think that inspections are what happens during the closing process, which is true, but taking care of this before you get offers will show that you are not only conscientious homeowners, but that you already took care of problems that showed up in the first inspection. And, in turn, by having these repairs already done, it helps to remove the opportunity for buyers to try and re-negotiate.
In order to get your home For Sale sign ready, you have to make a great first impression! And wouldn't we all agree that the first impression of a home is the outside of your home? I would say it is. So, that would be a great place to start, by sprucing up the outside of your home. This means doing anything from some minimal re-landscaping to a full-fledged makeover. For one, few other things will enhance the sale-ability of your home quite as much as a fresh coat of paint. This includes giving special attention to front entry area woodwork by restaining, repainting or even replacing if necessary! As simple as this seems, it can be a deal breaker for a potential buyer. Other things that might need attention could be an unsightly mailbox or doormat, or even oil spots on the driveway. Simply cleaning or replacing these items can make a huge difference!
Now as simple corrections can be made, it's not always necessary to re-landscape your entire front yard, because that can get pretty expensive. Usually people will do what they can depending on the funds they have available. So, you can do anything from professionally re-landscaping your whole yard to going out on your own with a mower and some weed killer and getting to it. Doing what you can within your own means is enough to make general improvements to the overall look of your home!
