<strong>A1: CHERYL: Yes Bob! It is exciting to see many positive statistics in our December report. There were over 600 attached and detached homes put under contract last month. Detached sales in the Greater Albuquerque Market rose 6.3% from November 2011 and had a 3.56% increase from the previous year. Pending home sales in December 2011 increased 11.5% from the previous year which was the highest December month of pending sales since 2006. </strong></p>
<p><em>Q2: BOB:  Is there still a large oversupply in the market? </em></p>
<p><strong>A2: CHERYL: The active listing inventory of homes and townhomes available for sale is 4,243. This is the lowest level since July 2006! Supply and demand are becoming better balanced and that is a positive sign of the market stabilization I spoke about last week.<br />
Even as the market improves we are still in a price war and a beauty contest! Homes need to be realistically priced for today’s market in order to attract the buyers. Remember, buyers are no longer purchasing on emotion but are purchasing on value.</strong></p>
<p><em>Q3: BOB: So what do you think the coming months may hold for our real estate market?</em></p>
<p><strong>A3: CHERYL: Well Bob, I think that February and March will still show fairly strong numbers. If you are thinking of selling now is the time to put your home on the market because there is less competition. If you are buying, interest rates are still fabulous and there are a lot of great homes out there for serious buyers!</strong> </p>

</em><br />
<strong>A1: CHERYL: Yes Bob! It is exciting to see many positive statistics in our December report. There were over 600 attached and detached homes put under contract last month. Detached sales in the Greater Albuquerque Market rose 6.3% from November 2011 and had a 3.56% increase from the previous year. Pending home sales in December 2011 increased 11.5% from the previous year which was the highest December month of pending sales since 2006. </strong></p>
<p><em>Q2: BOB:  Is there still a large oversupply in the market? </em></p>
<p><strong>A2: CHERYL: The active listing inventory of homes and townhomes available for sale is 4,243. This is the lowest level since July 2006! Supply and demand are becoming better balanced and that is a positive sign of the market stabilization I spoke about last week.<br />
Even as the market improves we are still in a price war and a beauty contest! Homes need to be realistically priced for today’s market in order to attract the buyers. Remember, buyers are no longer purchasing on emotion but are purchasing on value.</strong></p>
<p><em>Q3: BOB: So what do you think the coming months may hold for our real estate market?</em></p>
<p><strong>A3: CHERYL: Well Bob, I think that February and March will still show fairly strong numbers. If you are thinking of selling now is the time to put your home on the market because there is less competition. If you are buying, interest rates are still fabulous and there are a lot of great homes out there for serious buyers!</strong> </p>
